When IS&L was approached by the owner of a defunct hotel site to help contest an imminent domain settlement, the goal was to determine how large a hotel could be developed there without any variances, including no parking variances, within all municipal building, zoning and planning regulations.
Tony Kowidge, of the IS&L Architecture Studio team was tasked to evaluate how a boutique hotel, within walking distance to transportation to New York City, with full amenities and a parking garage could be squeezed into an impossibly small site. Working with an IS&L partner and automated parking specialist, Larry Lam, RA, AIA, he participated in the design of a 14 story, 78 room, 105 parking spot hotel, that includes a health center, breakfast area and lounge. Challenged with a steep and narrow site, the resulting tower which affords commanding views of the New York skyline, took a modernist aesthetic while utilizing traditional materials of brick and metal paneling.
